    ON extensions you do not on timber structure in the garden if it is under 50 percent of the garden front and back,And under hight limit .

        My 24x24 room is nearly finished and should total out at around 30K Canadian $.
        I have done all the work myself except the concrete.
        Here is a rough list including taxes.

        Building permit $150.00

        Site survey $780.00

        Excavation, forms, hardbase with rebar, concrete footings and pad poured and finished $10,000.00

        All materials including lumber, roofing, sheathing, siding, insulation, drywall, doors & windows $10,000.00

        Electrical including permit, 200 amp main service to house upgrade, new main panel, 70 amp sub panel in new bldg, 100' cabling to new bldg, all interior wiring, lighting, fixtures and heaters. $5,500.00

        Flooring 576 sq ft $1500.00

        Paint misc, tools and materials $1000.00

        Landscaping on completion should come in at around $1000.00

        Are you still considering it

        Although you could play at the pool hall for the rest of your life for this amount of cash consider this.

        Estate agent estimates I put 50-60k on the value of the property.

        I can play when I feel like playing and for as long or short as I want.

        Friends can come round and socialize, BBQ etc.

        I have a retreat from the main house where I can listen to music and chill.

        Yes it's well worth the effort

                      I will be having and open house around the first weekend in May before our pool team goes to Vegas for the BCA. Any of you in the area at the time will be most welcome to drop in although there will be no snooker playing BBQing steaks or heavy drinking allowed
